Each of the large properties can be rented in various ways given their size and design: you can rent the entire property, or either the larger or smaller part of each property. You can also rent them all to sleep up to 50 guests. They are dog friendly, kid friendly, and offer direct bookings up to 30% less than Airbnb rates. Peppy Beach Retreats own and operate three spectacular holiday homes in the hidden gem of Peppermint Grove Beach. 

Situated between Busselton and Bunbury, Peppermint Grove Beach (aka Peppy Beach) is the perfect holiday home location for your next group vacation. The Peppermint Grove Beach accommodation is only two hours South of Perth and 40 minutes North from the Margaret River wine region. It is truly the best of all worlds: quieter than Dunsborough, more charming than Busselton, and boasting a pristine beach that is famous with locals throughout the South-West.

Their three accommodation options are explained in more detail below, but in short: 

  • Oceanview Manor is a unique four bedroom holiday home spread across three floors with a huge balcony boasting panoramic ocean views. Their most well-appointed and stylish property, Manor is perfect for groups of up to 12 guests that want to relax and soak in the afternoon breeze and amazing sunsets.

  • Beachfront Mansion is a massive six bedroom holiday home with floor-to-ceiling windows and balconies on the top and middle floors, and a games room and separate bedroom studio on the ground floor. Their most spacious and breathtaking property, Mansion is perfect for larger groups of up to 16 guests that want direct beach access, the opportunity to sleep under the stars in our sunroom, and incredible sunset views. 

  • Seaview Residence is a soaring seven bedroom holiday home with two inter-connected wings, high ceilings and ample communal space. Their most popular property, Residence is perfect for larger groups of up to 19 guests that want to maximise their time together in a spacious and stunning property.

Welcome to the ultimate seaside retreat for large families or groups, with seven bedrooms available for up to 19 guests:

 
- Enjoy two adjoining seaside homes in one, with ocean views from almost every corner. 
- Wake up to direct sea views from any of the beds on the mezzanine floor.
 - Share stunning memories on the sea view patio. 
- Take a 2-minute walk to enjoy the most incredible beach sunset with your complimentary local wine. 

By booking this property (known as "Residence"), you will enjoy two adjoining homes in one: the 5-bedroom "Beach House" and the 2-bedroom "Town House". 

Bedrooms and Bathrooms: 

In Beach House, you have a master bedroom with direct views of the ocean on the mezzanine floor. This master contains a brand-new, hotel-grade electric fireplace. Next to the master, there is a large mezzanine living room with a king-size bed, a king-size day bed, and a comfortable bed plus a games area with giant jenga. The mezzanine floor also has a master bathroom with a bath and stunning views. 
On the ground floor of Beach House there are three bedrooms. One room has a queen bed, the second has two king-single beds, and the third contains bunk beds with an additional single bed (perfect for children). There is also another bathroom with separate toilet downstairs. 

In Town House, you also have a massive mezzanine master bedroom with direct sea views. This room contains two queen beds and a comfortable sofa bed, and is accessed via the spiral staircase.  On the ground level of Town House, there is another bedroom with a queen bed and direct access to the backyard. The bathroom also contains a jet power spa-bath. 

- Kitchens, outdoor and other facilities:

Both Beach House and Town House each have kitchens that are fully equipped with Nespresso machines (four complimentary pods provided per machine), microwaves, kettles, ovens, dishwashers, etc. The WiFi throughout the entire Residence is fast, and the televisions are both loaded with international "pay-TV" television and streaming services. Beach House has a 65-Inch Samsung The Frame TV. Both open-plan lounge rooms are wrapped by sliding doors and huge windows to maximise the sea view. 

Depending on the season, you will enjoy the indoor fire place (there are two) and/or the outdoor patio. The outdoor patio dining area contains a two BBQs, a separate BBQ cooker (which can double as a firepit), a pizza oven, two outdoor dining sets (seating 12) and a private wooden gazebo with extra seating. The laundry contains two washing machines, a dryer, and a wheeled eski and foldable chairs to take to the beach. 

There is a door next to both fire places from which you can access the laundry facilities. This is the point at which the Beach House and Town House adjoin. If you wish, you can lock the doors between the properties for additional privacy amongst your guests. If you do not require the full Residence, you may wish to also book only the Beach House property. You can find Beach House under their other listings.

Oceanview Manor

The best balcony in Peppy! Create lifelong memories in our unique Oceanview Manor.

 
Sleeping up to 12 guests, this is the perfect property for families or adult groups to escape the city life and enjoy the magic of Peppy Beach. 

The upper sky deck and main balcony both have panoramic ocean views. The lower level is entirely self-contained and can offer privacy within groups (if required). 

 Take a two minute walk to the beach, soak in the long sunsets, or explore multiple award-winning wineries within a short drive. 

The Seaview Manor consists of four levels: 
 - at the back of the property, walk up to the stunning sky deck and experience panoramic ocean views. Enjoy a drink and soak in the sunset or start your day with a breezy coffee; - on the top level of Oceanview Manor, you will find two large bedrooms, one with a queen bed and one with a king bed and a dedicated en-suite as the master room. The master also contains clear ocean views and a walk-in wardrobe. 
 - the middle level contains a fully functional kitchen, laundry and guest bathroom. You will also enjoy two spacious sitting areas, one of which has a comfortable sofa bed and the other is a single day bed. Most importantly, there is a huge balcony where all of your guests can enjoy a BBQ dinner or drinks with an unobstructed view of the ocean; and 
 - the lower level is an entirely self-contained two-bedroom lodge with a large bathroom, fully equipped kitchen and lounge area with an additional day bed that turns into a king sized bed if required. Both bedrooms also have views, with the larger room containing a queen bed and the smaller room containing a bunk bed with trundle (1x double & 2 x single). Seaview Manor also has a large garage and additional car parking.

Beachfront Mansion

Beachfront Mansion by Peppy Beach Retreats® is one of the most unique and stunning properties in South West Australia. Stunning views, ample space, and privacy, all within steps from a pristine beach.

 
Sleeping up to 14 adults across three sprawling floors: enjoy panoramic views throughout the top two floors and a games room + separate studio on the ground floor. Dual street entrances, two kitchens, three bathrooms, and two laundries for ultimate convenience. 

Quite simply, the perfect holiday home for your large group or family. 

Beachfront Mansion by Peppy Beach Retreats® is spread across three sprawling floors, as explained below:
 
TOP LEVEL ("Penthouse") 

On the top level (which can be rented separately as "Beachfront Penthouse"), you will enjoy panoramic ocean views from almost everywhere. The master bedroom in Penthouse is 30 m2 (6m x 5m) with a king bed, an extra daybed which turns into a second king bed, stunning views, a study nook, and a huge walk-in-robe which connects to the bathroom. The second bedroom is across the hall (i.e., does not share a wall with the master) and contains a comfortable queen bed.

As for the living areas, the photos speak for themselves: ocean views galore and space for your entire group to relax. Watch the sunset from your spacious balcony before enjoying the cool summer breeze or the woodfired heater in winter, and, regardless of the season, debate which of your guests can sleep under the stars in our amazing conservatory (sunroom) attached to the balcony (see our pictures for the amazing red sky which is taken from this conservatory). Adjacent to the huge living area is the kids' room with a set of bunk beds (double + single) which also has stunning views of the beach. Finally, the Penthouse is entirely self-contained with a fully equipped kitchen, bathroom, laundry, and two-car garage.

MID LEVEL ("Villa") 

On the middle floor (which can also be rented separately as "Beachfront Villa") your group will experience the same panoramic views as the Penthouse. The balcony is larger with a huge outdoor dining table, lounge area, and brand new webber BBQ. Inside you have a dedicate lounge / chill area which is perfectly designed with floor to ceiling windows to enjoy the famous Peppy sunsets and possible dolphin sightings. This lounge area also contains two murphy beds for lounging or sleeping for those that would like to wake up to the ocean (we do not count this as one of the bedrooms). Adjacent to this lounge area is a dining area and another living space with a wood fire. The master bedroom in Villa contains a queen-size bed and its own dedicated balcony which has total privacy from the rest of the property. The second bedroom in Villa is huge at 22.3 m2 (4.1m x 5.44m) and contains a single bunk bed set and additional queen bed. Finally, the Villa is also entirely self-contained with a fully equipped kitchen with modern appliances, a bathroom, and a laundry.
 
Please note that there is no internal access between Penthouse (top level) and Villa (mid level). You walk 15 metres between each level via a private external path. If anyone in your ground has mobility issues we recommend that they stay in Penthouse because there are a few steps. We suggest children stay on the middle or ground floor so that they can use the rumpus room downstairs and can travel between the bottom and middle floor via the internal stairs. 

GROUND LEVEL ("Studio")

The ground level of Beachfront Mansion contains a treasure trove of fun: table tennis, darts, beach equipment, and more. The ground level also contains a very private studio bedroom with its own dedicated courtyard area plus en suite bathroom.
You can access the ground floor form the internal stairs in Villa (mid level) or the external pathway / stairs from Penthouse (top level). It is via the ground level that you will have direct access to Wave Walk and Peppermint Grove Beach, which is literally a stone's throw away.

Parking is available at either of the garages and there is ample additional parking at the Cowrie Court entrance. To the extent that any additional parking is required, the Wave Walk entrance is next to a public car park.

A beautiful place. We had our birthday/ marriage party there and was perfect. This place easily sleeps large groups and the host was lovely and helpful. The beach that is only 5 minutes away is ridiculously quiet and magical at sunset and nighttime. Highly recommend!

This is an excellent property for a large group. It is a short walk to the beach and has great views. It's a good base from which to explore the region while being located in a quiet area. It is well equipped and very clean. The combination of two fully equipped houses within the one property worked brilliantly for our group with a couple and two young children who could sleep completely separately from the rest of our group. I'm especially grateful to the hosts, Adam and Cristina, for being such outstanding hosts. They always responded to queries quickly, were friendly, helpful and easy to deal with, and I appreciated their flexibility in managing our booking.

Last November 2023, we ventured to the Margaret River area for the first time and decided to stay at Peppy Beach Retreats. Right from the get-go, we were struck by how easily accessible it was from Perth, making our journey there a breeze. The retreat itself is just a stone's throw away from the beach and conveniently close to many of the region's must-visit landmarks, which was a huge plus for us. The property caters wonderfully to a variety of group sizes, making it an ideal spot for both small families and larger gatherings. The amenities provided were nothing short of comfortable, boasting an excellent setup that allowed us to truly indulge in the local wines and produce—a highlight of our trip. The aspect of the retreat is fantastic, offering serene views that complemented our wine-tasting evenings perfectly. Peppy Beach Retreats proved to be a fantastic base for exploring everything the Margaret River area has to offer. Whether it was lounging on the beach, hitting up local wineries, or simply enjoying the retreat's cozy atmosphere, we felt this place had it all. Definetely recommend for those looking to experience the area, and we're already looking forward to our next visit!

Awesome views, perfect for a big group. We stayed for a weekend. 6 families including a toddler and a dog, everyone had fun. 2 fully equipped portions of the house means 2 kitchens and 2 living rooms. The older kids got their own space and the adults could spend some time without the kids which was great.
